Christie & Co has been instructed to sell the former learning disability care home, Dane End House, in Westgate-on-Sea, Kent.

The property, which previously supported up to five residents with learning disabilities and closed in September 2025, comprises a two-storey building with a white rendered exterior.

Inside, it has six bedrooms, communal living areas, a kitchen/dining room with a vaulted ceiling, and bathrooms across both floors.

Externally, there is a small porch at the front, a paved driveway, and a spacious rear garden with a level patio area.

The property sits in a quiet residential area in Dane End Road, close to the seafront in Westgate-on-Sea.

Shops, cafés, and other local amenities are nearby, along with sandy beaches and a cinema. Westgate-on-Sea train station is 0.4 miles away, while Margate is 1.5 miles to the east, and Whitstable is 17 miles to the west.

John Harrison, director of Care at Christie & Co, who is handling the sale, said: “This property represents an excellent opportunity for purchasers looking for a well‑located building with scope for repositioning.

“It offers strong potential for a variety of future uses, including the reinstatement of learning disability care provision, development of supported living accommodation, or conversion to a private residence, subject to the necessary planning consents.

“Demand remains resilient for care‑related and supported accommodation in the South East and we anticipate strong interest from both established operators and new entrants seeking to expand their footprint in the region.”

The vacant Dane End House property is on the market with an asking price of £495,000.
